Suites on South Beach does not have its own parking area but it does offer a discounted Valet Parking Service through an outside company at a rate of $35.00 (flat rate) per day


There is a limit of 4 people (maximum) per room regardless of the category of room.


The hotel requires the pre-payment of the first night’s room and tax (tax is 14% in Miami Beach) upon the booking of any reservation.


We extend a 72 Hour Cancellation Policy. Guests may cancel a reservation 3 days or more prior to their arrival date and receive a full refund of their reservation deposit. Please note that special events require a 30 Day cancellation policy.


The hotel can provide an early Check-In upon availability. A fee of 50% or more of the daily rate may apply.


Late check-outs will only be granted up to 4 P.M. A fee of 50% or more of the daily rate may apply. If a guest checks out past 4 P.M. the full day rate must be paid. Late check-outs can only be confirmed on the morning of your departure.


You must be at least 18 years of age to check-in.


The Suites on South Beach does not have any smoking rooms – all of our rooms are considered non-smoking rooms. Please be aware that anyone who smokes in our rooms is doing so against our policies and may be subjected to a $250.00 smoking fee.


Visa, Mastercard, American Express, Discover, Travelers Checks and Cash. We do not accept personal checks or pre-paid credit cards as payment. Cash can be used to pay for the Room and Tax and any pre-determined charges, but a valid credit card will be needed upon arrival to check-in all guests into the hotel.


Upon Check-in all guests are required to place a deposit on their room. This deposit covers all incidentals (telephone calls, room service, laundry service, room damages etc. etc. If providing a credit card, an authorization will be placed on the card for the room and tax balance of the reservation, along with an additional amount to cover incidentals (typically it would be $100.00 per day but this amount can be higher) Debit Card authorizations appear as “charges” on the card. Once a guest has checked out authorizations typically take 5 to 7 business days to be removed. We do not control the amount of time it takes for a hold to be removed, this is determined by the issuing bank. Cash deposits will not be accepted to cover the room deposits, a valid credit card must be given during the check-in process to cover the incidentals deposit.

The hotel provides in-room safes for every room. We encourage all guests to keep any money or valuables in their safe. The hotel will not be held liable for any missing items in your room. Any items left behind after a guest has checked-out may be considered ?disposable, and will be thrown out. Should the hotel deem an item “valuable” and enter it into our “Lost and Found” log, items will be held for a maximum of 30 days to give guests the opportunity to retrieve them. Any item that has been in Lost and Found for over 30 days will be disposed of. Guests are responsible for the shipping and handling charges associated with the retrieval of their items regardless of the items size.


The hotel has a limited number of rollaway beds and Baby Cribs that we provide (free of charge) to our guests. These are provided on a “first come first serve” basis. We cannot guarantee the exclusive use of either item prior to check-in.


Housekeeping service will be provided once a day between 9 A.M. and 4 P.M. If a guest leaves a “Do Not Disturb” sign on their door the Housekeeping Department will skip the daily service.


Hotel guests can mail packages prior to/during their stay free of charge. We will hold the package until it is picked up by the guest. We encourage guests to put the same name on the package as the name on the reservation so it can be easily located. Guests are responsible for making sure that they retrieve their package prior to check-out. Should a package be left behind at the hotel, guests will be responsible for the shipping and handling charges associated with retrieval of their package. Any package left behind at the hotel for over 14 days will be disposed of. There is a size and quantity limit to packages being held for free, if the size or quantity of a package(s) are excessive we reserve the right to charge a storage and holding fee.


Any guest that has a Tax-Exemption status will be required to provide all the proper documentation at least 30 days prior to arrival.


The Suites on South Beach provides free Wi-Fi internet access in all of our rooms as well as in the hotel common/public areas. This service is free and does not have a cost built into your room rate. For whatever reason should the hotel Wi-Fi network be unavailable due to unforeseen circumstances a credit to your room will not be applied.


All room rates are based on double occupancy (2 people). Should a guest book a room for 2 people and arrive at the hotel with an extra person, an additional $20.00 will be added to the daily room rate for each extra person that will be occupying the room. Every room has a 4 person maximum.


The Suites on South Beach is NOT a pet-friendly establishment, we do not allow any type of pets on property aside from “Service” animals.


Every reservation will be charged a $20.00 per night resort fee that is collected upon check-in to the hotel or will be charged to your room bill.
